Do You Offer a LEASE-ONLY or PLACEMENT Service?

No. Some Owners just need a property manager to find them a tenant. Then the Owner will manage the property on their own. We do not offer this type of service.

Can I Get a Copy of Your Management Agreement?

Yes. Call us at 702-395-9990.

Do you "check out" keys to show my property?

NO. We have a real estate agent that is responsible for personally showing your property to prospective tenants. We feel strongly that this is the best way to market your property. We are friendly and answer questions and that helps tenants select your property over other homes on the market.

How Will You Market My Property?

We've found the following to be the most effective ways of marketing vacant properties:

We have our own website: We are dedicated to advertising our website. The majority of our tenants find us through our website. How did you find us? This service is included in our regular management fees.

Yard Signs: If we are allowed, then we will place a yard sign at the property. When possible, we have vacancy fliers available in tubes on the signs. This service is included in our regular management fees.

Local Air Force Base: We make sure all our vacant homes are listed at the Housing Office. This service is included in our regular management fees.

Newspaper Ads: We advertise the Integrity Real Estate and Property Management website in the newspaper. We do not find this type of advertising very effective.

Rental Websites: When the market is soft we will turn to other websites to advertise our vacancies.

How do You Screen Tenants?

We follow all Fair Housing laws.

CREDIT: We screen tenants based on their tri-merge credit scores and other aspects of their credit reports.

INCOME/EMPLOYMENT: We verify income and employment.

HOUSING HISTORY: We check with past landlords and/or real estate agents.

Do You do Inspections?

Yes. We do complete move-in and move-out inspections. In addition we do periodic INSIDE inspections - not just drive-bys.

Who does the maintenance on my house?

We have a Maintenance Manager that coordinates all repair work. We use licensed contractors, electricians, plumbers, etc. If a job does not require a licensed professional we will hire a handyman.

Do Property Managers have to be Licensed?

Yes. Anyone who manages property for others must have a valid Property Real Estate License.

What Reports do You Provide?

MONTHLY: We provide Owners detailed statements of all income and expenses on each property.

ANNUALLY: We send a Year End Summary and a 1099.

Do You Offer Direct Deposit?

Yes. We prefer that Owners receive their proceeds via direct deposit. There is no charge for this service.

Do I have to have insurance on the property?

Yes. It is essential that you have the proper type of insurance on all your investment homes. Talk to your insurance agent and tell them you need a Landlord's Policy. A regular Homeowner's Policy will not protect you.

Integrity Real Estate and Property Management must be listed as "additional insured" on your policy.

Are You REALTORS®?

Yes. We are REALTORS®. We buy and sell real estate. We belong to our local Multiple Listing Service.

Who Takes Care of the Yard When the House is Vacant?

The Owner pays for water and yard service anytime the house is vacant. Integrity Real Estate and Property Management will contract with a yard service company when the house is vacant. Keeping the yards neat and weed-free is essential to present the best appearance to applicants and also to eliminate HOA violations.
